Mariano Escobedo 470 se originó con un “test fit” de un terreno de uso comercial y de oficinas para estudiar el máximo potencial a desarrollar dentro de un terreno con varias limitaciones por restricciones.
El desarrollo del proyecto consistió en determinar el COS y ubicarlo a paño de calle librando el área libre por la parte trasera del terreno, cumpliendo con la normatividad de ventilación e iluminación por parte del reglamento, generando un escalonado trasero en los últimos 3 niveles, para lograr una fachada limpia con los 10 niveles permitidos.
El diseño consistió en mantener un concepto simple, moderno y minimal a través de una estructura perimetral de acero y cancelería por el lado frontal, trasero y lateral del terreno priorizando las vistas e iluminación. El diseño de la planta baja se basa en un elemento sólido, rompiendo con la ortogonalidad a través de 3 arcos, señalando el acceso peatonal y vehicular. La solución del estacionamiento fue incorporar un eleva autos para acceder a los sótanos y optimizar espacio. Para eficientizar las áreas rentables en m2s, alineamos la circulación vertical y servicios por el lateral izquierdo el cual colinda con edificio, manteniendo plantas libres para mayor uso y distribución flexible a cada usuario.

Mariano Escobedo 470 originated with a "test fit" of a commercial and office-use plot to study the maximum potential to develop within a plot with several limitations due to restrictions.
The project's development consisted of determining the COS and locating it at street level, freeing the open area at the back of the plot, complying with the ventilation and lighting regulations of the ordinance, generating a stepped rear on the last 3 levels, to achieve a clean facade with the 10 levels allowed.
The design consisted of maintaining a simple, modern, and minimal concept through a perimeter steel structure and facade on the front, back, and side of the site, prioritizing views and lighting. The design of the ground floor is based on a solid element, breaking with orthogonality through 3 arches, indicating pedestrian and vehicular access. The parking solution was to incorporate a car lift to access the basement and optimize space. To make the rentable areas more efficient in square meters, we aligned the vertical circulation and services on the left side, which borders the building, maintaining free floors for greater use and flexible distribution for each user.
