Description
Mariano Escobedo 470 originated with a "test fit" of a commercial and office-use plot to study the maximum potential to develop within a plot with several limitations due to restrictions.
The project's development consisted of determining the COS and locating it at street level, freeing the open area at the back of the plot, complying with the ventilation and lighting regulations of the ordinance, generating a stepped rear on the last 3 levels, to achieve a clean facade with the 10 levels allowed.
The design consisted of maintaining a simple, modern, and minimal concept through a perimeter steel structure and facade on the front, back, and side of the site, prioritizing views and lighting. The design of the ground floor is based on a solid element, breaking with orthogonality through 3 arches, indicating pedestrian and vehicular access. The parking solution was to incorporate a car lift to access the basement and optimize space. To make the rentable areas more efficient in square meters, we aligned the vertical circulation and services on the left side, which borders the building, maintaining free floors for greater use and flexible distribution for each user.
